On the morning of July 10, Vu Viet Van, Member of the Provincial Party Standing Committee and Vice Chairman of the Phu Tho Provincial People’s Committee, together with leaders of several provincial departments and agencies, conducted site inspections and received reports on the proposed partial adjustment to the master plan of the Tien Cat Urban Residential Area Project in Thanh Mieu Ward, as well as the implementation progress of the Southwest New Urban Area Project in Viet Tri Ward.

Regarding the Tien Cat Urban Residential Area Project, the Department of Construction reported that the project covers a total area of 142,070 square meters. To date, compensation, support, and site clearance have been completed for 124 households, covering 100,961.5 square meters.
Under the proposed partial adjustment to the detailed master plan, the revised planning area covers approximately 1.22 hectares at two locations. The first adjustment would convert about 0.74 hectares currently designated for cultural facilities, religious and historical sites, and parking areas into educational land. The second adjustment would change land designated for public green space into land for a new residential neighborhood. The proposed revisions are generally consistent with the province’s adjusted Master Plan to 2040, which has been approved by the Prime Minister.

For the Southwest New Urban Area Project, site clearance has been completed for 293,381.8 square meters of land involving approximately 1,056 households and individuals, as well as land managed by the ward authorities. The Viet Tri Ward People’s Committee is currently carrying out compensation, support, and resettlement procedures for land acquisition required to construct Hung Due Vuong Road, one of the project’s key infrastructure components.
According to the report, local authorities have prepared a preliminary plan to use the expanded site of the former Minh Nong Ward People’s Committee headquarters—now located within Viet Tri Ward—as a resettlement area. The site covers approximately 3,379 square meters and is expected to accommodate 29 residential plots, ranging from 84 to 110 square meters each. The area will be developed with complete technical infrastructure, green spaces, and transportation facilities, harmonizing with the adjacent Palm Manor Urban Area. However, the available land is insufficient to meet the resettlement demand for households affected by land acquisition for both Phase I and Phase II of the Hung Due Vuong Road project.

After conducting the site inspections and reviewing reports from the relevant agencies, Vice Chairman Vu Viet Van instructed the Department of Construction, related departments, and local authorities to continue carefully reviewing the proposed planning adjustments to ensure consistency with the approved master plan while meeting urban development objectives and maximizing the efficient use of land resources.
Regarding the Southwest New Urban Area Project, he requested that relevant agencies urgently study and propose additional resettlement land to safeguard the legitimate rights and interests of residents affected by land acquisition. He also directed authorities to accelerate compensation, support, and resettlement procedures, promptly resolve outstanding issues, and ensure that both projects proceed according to schedule.
